Colorado Custom Home Builder Our Design-Build Process

Getting Started

On your initial visit, for which there is no charge and which may last half a day or more, we will discuss what it is you desire in the way of a custom home or equestrian structure and go over any drawings, photos, or architectural plans you may already have in hand.  Even a napkin sketch or notes can suffice, though some clients will come to us with a 3-ring binder packed with photos from home magazines showing design features they particularly like.  We’ll also try to answer questions you may have regarding your budget, the project’s location, and any particulars of construction and the materials you might select.  We’ll explain to you exactly how our Design-Build process can save you both time and money, and we’ll sketch out for you a reasonable time line for completing the project.  We’ll also explain your financing options, help you with selecting a good site, and provide real-estate assistance.  Finally, we’ll provide you with a list of references so you can talk to some of our previous clients and even ask for home tours.  We want you completely comfortable with us and what we can do for you.

If you then decide to engaging PETRA, we’ll now start gathering the information we need to prepare a Design Agreement for you.  This involves selecting an appropriate site, working up both a design concept and a floor plan idea that reflect your lifestyle expectations, and clarifying your budget.  This part of the design-build process is also complimentary, although the floor plan and design shall be considered proprietary.

The Design Process Proposal

At this point, PETRA is prepared to offer you a Design Agreement contract.  Its cost will include charges for several things: (1) having an architect or draughtsman (your choice) work up a set of architectural drawings; (2) engaging appropriate engineers to approve those drawings for permitting; (3) helping you choose your various fixtures and material selections (flooring, cabinets, appliances, etc.) and ensuring that they stay within your budget; and (4) pricing out all of the building details with our various subcontractors and suppliers. 

The Construction Agreement

If you approve all of the above and have arranged for proper financing, we will present you with a Construction Agreement to sign that finalizes these details and costs. You may choose our Design Build Agreement with selections and allowances or a Project Management Agreement. Details of which are explained in our initial meeting.
